Santiago is undergoing a transformation in its corporate architecture with the rise of mixed-use buildings—a trend aimed at integrating offices, services, and connectivity into a single destination. According to reports from cnnchile.com, this model seeks to optimize commute times and promote sustainable mobility in the heart of the capital's financial district.

Single-function architecture is being replaced by spaces designed for urban efficiency. Slaven Razmilic, Executive Director of the Association of Real Estate Developers (ADI), explained that these environments allow people to reap the benefits of city life while avoiding its drawbacks, such as congestion and noise.

“It is precisely through mixed-use developments—those shared spaces—where we can enjoy all the benefits of the city while avoiding its costs, such as commuting time, and with uses that allow us to better balance the different things we seek in an urban environment,” the executive stated.

Projects like Office Hub Costanera, located in the Sanhattan district, are leading this evolution by connecting high-end offices with commercial and financial services. Iván Magdic, Manager of Offices and Mixed-Use at Cenco Malls, noted that this proposal is one of the most innovative in the country.

“The best companies in Chile are here; we have mining, financial, and tech firms, and they choose us because of our connectivity and the high quality of the products we offer,” Magdic affirmed.

Mobility and sustainability

Proximity to the Tobalaba Metro station, along with future projects like the Bicentenario Cable Car and Metro Line 7, are pillars of this trend. The infrastructure aims to facilitate easier movement for workers in the area.

The focus on sustainability is also key. Loreto Díaz, Tower Manager at Cenco Malls, highlighted the implementation of Bike Costanera, a bicycle parking space built to international standards that includes lockers and changing rooms.

“This is an exclusive space for our subscribers, featuring 100% security with constant camera coverage, as well as locker and locker room services. This contributes to connectivity and smart, green mobility,” Díaz explained.

For corporations, strategic location directly impacts employee well-being. Catalina Riveros, Employee Experience Manager at Salcobrand, indicated that the choice of these offices is driven by their location in a key sector of Providencia.

“It allows for easy access to public transport, services, and infrastructure. That contributes to the well-being of our employees,” the executive concluded.
